Monthly assessments for 7/1/24 through 6/30/25 is $154 month, due on the first of each month. Late fee of $10 is added on the 16th. 

Payments may be made in advance.

Collections Policy document and a Q&A document is below that you can download and save. 

Accounts in default are turned over to our collections law firm, Lafayette Ayers Whitlock (LAW). The Board is not allowed to communicate with homeowners about their accounts.

Default accounts to collections will include past due amounts, the rest of the assessment year payments, costs, fees and interest per the Declarations.

What do the assessments cover?

Monthly assessments include reserve funds for infrastructures and requirements in 2020 Reserve Study.

The Approved Budget for this time period is a document uploaded below and includes what the monthly payment covers. 

Monthly assessments include monthly required contractual payments for management company, landscaping/snow removal services, HOA insurance requirements (not on homes), DPOR license and SCC registration fees, legal costs, postage/copying, CPA/accounting, grounds work, community lighting and related safety, limited tree and other services. Per our Declarations, up to 10% of budget can be paid toward improvement of appearance of community lots. 

Administrative costs can widely range in cost per month based on requirements that may be greatly influenced by our owners. 

Typically, gutter cleaning is done in the Fall, tree pruning (if needed) is done after leaves are off through Winter depending on tree types.

Streets are maintained by the Association as private streets. Paving, repairs, assignments, snow prep, snow removal and related services are paid for by the Association through assessments.
