The nearest intersection is Lee Avenue and Colonel Drive. The entrance address is 310 Lee Avenue, but that is not a mailing address. Please use ACS West mailing address for community.

Board Meetings:

Board Meetings are usually held the third Tuesday of each month (Jan-Nov) unless rescheduled. The Annual Meeting and Election are held in April of each year.

Normal location is The Springs Recreation Center, 302 Lee Avenue, Highland Springs, VA 23075 and/or by Zoom. The meeting place is subject to change. Please check each month's agenda for the location or Zoom only.

Assessments:

Our association is Chickahominy Woods Townhouses Association, with Henrico subdivision platted as Lee Terrace Townhouses. You are required by law to pay your assessments. Our association is required to provide infrastructure and other services to homes throughout our community, this includes paving streets, snow removal, and other requirements. This is not optional. Our association has reserve funds and maintains reserve study reports as required.

Current fiscal year beginning on 07/01/2024 is $154 per month. A $10 late fee is due if payment is not received by the 16th of the month. Collections with interest rates, liens, and judgments may follow for non-payment. We have a collection law firm that specializes in homeowner associations. The association has a collections policy.

Utilities:

Henrico Public Utilities Department provides water here. Please note that for our area Henrico has a water interconnect agreement with Richmond, so if during a hurricane or other event you hear that water boiling is required in Richmond, that means we should do the same to be careful. 

Richmond Gas provides natural gas to all buildings here EXCEPT the bottom block of Southern Court. There is no gas connection to that building because the separate developer that built that block did not install gas lines. We will not add gas lines due to extremely high costs, permits and other factors. 

Trash:

Henrico Public Utilities Department provides water and trash pickup.

Our normal trash day is Tuesday, except for after a major holiday when it is delayed a day, there are exceptions.

Henrico County trash bins are required. See Association rules for where to keep your trash bin, it depends on the type of home you live in. No trash bins are permitted to be stored in front of garage or near front entrance of home.

Trash bin lids must close. No trash bags, boxes, or items outside of the trash bin will be picked up by the county. No overflow trash bins are allowed. No dumping of any type is permitted here. You will be charged for any expenses incurred.

No recycling is provided by Henrico here. There are area recycling centers, check some of the fire departments and county facilities. The closest most consistent location for our area is the Charles City Road Public Use (dump) area near Klockner/airport. Recycling for everything except electronics is there. 

The county provides paper shredding and electronics collection events approximately twice a year. 

Cable/Internet:

Fios is the company that provides the most consistent service in our community. We do not have a required contract with a company here. The homeowner is required to make sure all new cables are buried on your property if you have new ones installed. You are responsible for any injuries due to cables and for any cuts in cables by anyone due to them not being properly buried.

Insurance Requirements:

You must maintain full home insurance on your home and property. These are not condominiums. You own a portion of the yard adjacent to your home, the inside box of your home and half of the firewalls. End unit owners own the brick wall. All changes to anything visible to the outside of your home and yard must be pre-approved in writing by the board. You must submit an ARCH form with attachments by monthly deadline. All owners are required to submit proof of insurance to our management company once a year.

Henrico Fire and EMS/Rescue Squad:

Henrico County Fire Department comes through our community for training, inspections and as needed. Henrico County Emergency Service, does not charge for EMS services, unlike surrounding counties and cities.

Parking:

We have very strict parking rules due to the limited number of paved surface parking spaces. If you live in a townhouse with a garage, you will not be allowed to use a surface parking space without special exception. ALL OVERFLOW PARKING IS ON LEE AVENUE. We use a towing company and if you do not have a parking tag and do not park where you are required, your vehicle will be towed and stored at your expense. No parking is permitted on any grass surface. 

Police, Parking and other Useful Information:

We participate in the Henrico County Community Police Neighborhood Watch Program. Non-emergency police, animal control is 804 501-5000. We recommend everyone memorizes this number as it is good throughout the county.
